Always ensure to follow the specified procedures outlined in the Residential Tenancies Act and the emergency contact protocol. Emergency Maintenance FAQs for Tenants

What qualifies as an urgent repair under Clause 60 of the Residential Tenancies Act 1997?

Urgent repairs include issues such as a burst water service, blocked or broken lavatory system, serious roof leak, gas leak, dangerous electrical fault, flooding, storm or fire damage, failure of essential services, and faults likely to cause injury or render the premises unsafe. Refer to Residential Tenancies ACT 1997 here

How do I request urgent repairs?

Lodge all maintenance requests using Bricks and Agent. Email maintenance@bricksandagent.com or send a text message to 0480 019 119. If you need urgent repairs during office hours (8:30 am - 5:00 pm, Monday - Friday), please call our office at 6239 5551.

How do I contact an emergency tradesperson?

1. Check the warranty list to determine if the issue is under warranty.

2. If a Body Corporate responsibility, contact the nominated tradesperson.

3. If not under warranty or Body Corporate responsibility, call the emergency tradesperson listed.

What if the issue is not deemed an emergency after contacting an after-hours supplier?

If the issue is not an emergency and a trade attends, it will be at the tenant's cost. Please ensure the repair qualifies as an urgent repair according to Clause 60 before contacting an after-hours supplier.

Can I choose my own tradesperson in the event of an after-hours emergency?

If unable to reach our preferred supplier for an after-hours emergency, you may contact a tradesperson of your choice. Reimbursement of costs may be arranged upon presenting a receipt.
